Water Heaters in Mansfield: Repair, Replacement and the City’s Rules

Gas tank water heater in a laundry room

Mansfield has one of the youngest housing stocks of the cities we serve, and that is exactly why so many of its water heaters are due. The median Mansfield home dates to 2004, and a tank typically lasts 8 to 12 years, so an original heater in a house that age is well past its expected life. Our licensed plumbers repair a heater when a repair makes sense, replace it with a tank or tankless unit when it does not, and give you a price before any work begins. Call us at 817-290-3373 or book online.

A 2004 House and Its First Water Heater

According to the Census, 37 percent of Mansfield homes were built in the 2000s and another 29 percent since 2010. A house built in 2004 is 22 years old this year. If it still has its original tank, the heater has outlasted the 8 to 12 years a tank usually gives, and the question is when it fails, not whether. The same is starting to be true of houses from the early 2010s. Water heater rules are one part of Mansfield’s code we work within, and our Mansfield HVAC, plumbing & electrical crews follow the rest of it too.

Signs that a heater needs attention now:

  • No hot water, or hot water that runs out far too fast
  • Rumbling, popping or banging from the tank, a sign of sediment buildup
  • Rusty, cloudy or metallic-smelling hot water
  • Water pooling around the base of the unit

The Same-Day Video Inspection

Mansfield’s Building Safety Department inspects water heater replacements in occupied homes by video call. The inspector joins by Zoom, FaceTime or Google Meet as soon as the replacement is finished, between 9 a.m. and 4 p.m., and the results are in real time. That lets the inspection be approved when the installation is complete, without the technician coming back for a second visit. Outside Mansfield, the same water heater repair for tank and tankless units reaches homes across Fort Worth.

Other inspections follow the standard schedule: an online request in by 4 p.m. on a weekday is inspected the next business day. The plumbing permit is listed at $75 in the city fee schedule.

Repair or Replace

  • Repair is usually the call for a heater younger than about 8 to 10 years whose fault is a single part, such as a thermostat, an element or a valve.
  • Replacement makes sense when the tank leaks from the body, or when an older heater needs repeated repairs.

A leak from the tank body can cause water damage fast. Shut off the water supply to the unit and call us. We offer same-day and 24/7 service for water heater failures.

What Mansfield's Code Says About a New Water Heater

Mansfield adopted the 2018 residential and plumbing codes with local amendments, effective August 1, 2019, and requires a permit for the repair or replacement of plumbing systems. For a replacement heater, the amendments set out several details:

The drain pan

Where a pan is required, it must be at least 1.5 inches deep, big enough to catch all dripping from the tank, and drained by an indirect waste pipe at least 3/4 inch in diameter. Where a pan drain was never installed, the city does not require one for a replacement heater.

The pan itself must be galvanized steel or aluminum at least 0.0236 inch thick, plastic at least 0.036 inch thick, or another approved material. A plastic pan under a gas-fired heater also needs a flame spread index of 25 or less and a smoke-developed index of 450 or less.

Relief valve discharge

The temperature and pressure relief valve’s discharge pipe may not connect directly to the drain system, must discharge through an air gap in the same room as the heater, must be at least the size of the valve outlet, and must serve that one valve.

From the air gap it has to discharge to the floor, the heater’s pan, a waste receptor or outdoors, flow by gravity with no trap, end no more than 6 inches above the floor or receptor with no threads on the end, and carry no valves or tees.

Heaters up high

Where a water heater sits in an attic, on a roof or on a platform more than 8 feet above the floor, it must be reached by a stairway or a permanent ladder fastened to the building.

The one exception is a heater of up to 10 gallons, or larger with approval, reached through a lay-in ceiling no more than 10 feet up, which can be serviced from a portable ladder.

Closets and bedrooms

Fuel-fired heaters cannot go in storage closets. In a bedroom or bathroom, a heater that is not direct-vent sits in a sealed enclosure, so it cannot draw combustion air from the room, behind a solid, weather-stripped, self-closing door.

When a gas heater that is neither direct-vent nor power-vented sits inside the home’s air barrier, Mansfield’s amendment requires makeup air for any exhaust system able to move more than 400 cubic feet per minute, such as a large range hood.

Tank or Tankless in Mansfield

We install both. A traditional tank costs less upfront and is simple to service. A tankless unit heats water on demand, frees up closet or garage space and typically lasts 15 to 20 years, against 8 to 12 for a tank. What either one costs installed varies from house to house. The cost of a tankless install depends on the unit, your gas or electrical capacity and any venting or code upgrades, which we quote before any work. About 56 percent of Mansfield homes heat with electricity and 41 percent with gas, according to the Census.

Water heater work in Mansfield often sits next to other jobs. A warm spot on the floor can mean a hot water line leaking under the slab, which our Mansfield plumbers locate before anyone cuts concrete. In an attic shared with the air handler, the same 20 by 30 inch opening serves both, and Mansfield AC repair works to that rule too. When the answer is a new unit, we install replacement tank water heaters and tankless systems matched to your gas or electric supply.

FAQs

Frequently Asked Questions

Yes, if the plastic is at least 0.036 inch thick and has a flame spread index of 25 or less and a smoke-developed index of 450 or less.

Where a pan is required it must be at least 1.5 inches deep with a 3/4 inch drain. If there was never a pan drain, Mansfield’s amendment does not require one for a replacement heater.

For occupied homes, the city inspects by video call once the replacement is complete, between 9 a.m. and 4 p.m.

Yes. After an air gap in the same room as the heater, Mansfield’s amended code lets it discharge to the pan, the floor, a waste receptor or outdoors.

It can. If a gas heater that is neither direct-vent nor power-vented sits inside the air barrier, any exhaust system over 400 cubic feet per minute needs makeup air under Mansfield’s amendment. With sealed-combustion, power-vent or electric appliances throughout, the limit rises to 600.
