HVAC, Plumbing and Electrical Help for Mansfield, TX Homes

Mansfield has one of the youngest housing stocks of the cities we serve. Nearly two thirds of its homes have been built since 2000, and the median home dates to 2004, so the first round of equipment in a lot of Mansfield houses is reaching the end of its life around the same time: the water heater, the air conditioner, the drains that have carried twenty years of kitchen grease. Our licensed technicians, plumbers and electricians work in Mansfield from our office in Haltom City, and you get an upfront price before any work begins. Call us at 817-290-3373 or book online.

Mansfield Homes by Build Year and Heat

According to the Census, 56 percent of Mansfield homes heat with electricity and 41 percent with utility gas, and 72 percent are owner occupied. Most of the city is in Tarrant County, with part in Johnson County, and Mansfield ISD serves it. Our service area also takes in Keller, Southlake, Grapevine and North Richland Hills.

Roughly three homes in four are detached single-family houses. A house finished in the 2000s was permitted under an older rulebook than the one in force now: Mansfield adopted the 2000 International Residential Code in December 2001 and moved to the 2006 editions in October 2008, so the AC, water heater and wiring in most of those houses went in under the 2000 or 2006 codes. Work we do on them today is inspected against the 2018 codes and Mansfield’s own amendments.

When the home was built Share of Mansfield homes
Before 1980 9 percent
1980s 10 percent
1990s 16 percent
2000s 37 percent
2010 and later 29 percent
Mansfield Services

Our Mansfield Service Pages

Each of the services Mansfield searches for most has its own page, written around the city’s houses and its building rules. Beyond the services above, Mansfield homeowners call us for air conditioning tune-ups and replacements and furnace and heat pump service. Slow drains and sewer backups get the same attention through our drain and sewer line work.

Air conditioning

The AC in a 2000s house may be on its original system or its first replacement. Our Mansfield AC repair visits deal with what fails in systems that age and the condensate rules Mansfield enforces.

Water heaters

A tank installed with a 2004 house is past its typical life. Water heater work in Mansfield takes in repair, replacement, the drain pan and relief valve rules, and the city’s same-day video inspection for replacements.

Plumbing

Mansfield sits on clays the USDA rates for high shrink-swell. Our Mansfield plumbers deal with slab leaks, the permit rule for plumbing repairs and the city’s water. The same team handles leak detection, repiping and fixture repairs anywhere in our area.

Drains and sewer lines

Grease, wipes and roots are what back up a line. Our drain cleaning in Mansfield covers clearing and camera-inspecting drains and sewer lines.

Electrical

Mansfield runs on the 2023 National Electrical Code with its own amendments. Our Mansfield electricians cover panels, EV chargers, generators and the city’s emergency disconnect rule. We also take on rewiring, lighting and safety inspections.

Mansfield Problems We Solve, and How

Clay that moves under a young slab. A newer house is not immune to the ground under it. The USDA soil survey flags high shrink-swell at 15 of the 17 points we sampled inside Mansfield, and rates the Crosstell, Ferris, Heiden, Houston Black, Ovan and Pulexas soils there as very limited for homes on concrete slabs. If the water meter keeps turning with every tap closed, or a patch of floor stays warm or damp, the leak may be under the slab, and our leak detection equipment can locate it before anyone cuts into the house.

The first round of equipment wearing out together. In a subdivision built in the same few years, the water heaters, AC systems and furnaces went in during the same few years too. Gold Star Membership includes annual tune-ups and safety inspections, priority scheduling and 15 percent off repairs, so the weak part can be found before it fails.

Permits for repairs, not just new work. Mansfield requires a permit for the alteration or repair of any building system, including plumbing, electrical, mechanical and irrigation systems. Its blanket building permits still require individual trade permits, even where there is no extra cost.

Weather the code plans for. Mansfield’s amendments to the residential code set a winter design temperature of 22 F, a frost line 6 inches down and a design wind speed of 115 mph, and they rate the local termite hazard as very heavy. A 22 F night is the cold that an exposed pipe, the backflow assembly on an irrigation line and the heating side of a heat pump all have to get through.

What the repair costs. Under a slab, a spot repair, a reroute or a repipe sets most of the cost of a slab leak repair. An AC through two decades of Mansfield summers is past where an air conditioner’s life in Texas usually ends, so we price repair and replacement side by side.

Mansfield's Codes and Contractors

Mansfield adopted the 2018 International Codes, with local amendments, effective August 1, 2019, and the 2023 National Electrical Code in 2024. The city is also taking public input on moving to the 2024 International Codes and the 2026 National Electrical Code. Plumbing, electrical and mechanical contractors must hold their state license and register with the city before they work there.

Outdoor construction work in Mansfield is allowed Monday through Saturday, 7 a.m. to 11 p.m., and not on Sundays, New Year’s Day, Thanksgiving or Christmas.

On its own, a mechanical, plumbing or electrical permit is listed at $75 in the city’s fee schedule, a re-inspection costs $100, and work started before the permit is issued pays the permit fee a second time.

Hours and Emergencies

We answer the office line Monday to Friday from 7 am to 6 pm and Saturday from 8 am to 3 pm. Outside those hours the emergency line stays open around the clock for a dead AC in triple-digit heat, a burst pipe, a sewer backup or an electrical hazard: 817-290-3373.
