New Air Conditioning Systems for Southlake Homes

Replacing the air conditioner in a Southlake home is a sizing decision before it is a brand decision. Nearly half of Southlake’s houses were built in the 1990s, and a new system put into one of them should be matched to the house as it stands today, not to whatever went in when it was built. We run a load calculation, quote the installed price up front and offer financing. Call us at 817-290-3373 or book online to set up an estimate.

When Replacement Makes Sense

Southlake’s typical house dates to 1997, which puts a lot of original equipment near the age where we start the replacement conversation, but age alone does not decide it. Replacement usually makes sense when:

  • The system is roughly 10 to 15 years old or older
  • Repairs are getting frequent or expensive
  • Energy bills keep climbing even with regular service
  • The system runs on R-22 refrigerant or cannot keep up on hot days

If a repair will buy you several more good years, we will say so, and repairing the system you have may be the better call. A new system often turns up other work in the house, and one licensed team can take care of it.

What the City of Southlake Asks of an Installer

Southlake runs its permits and inspections through an online system managed by Building Inspections, part of Planning and Development Services at 1400 Main Street. Three parts of that process matter when you are replacing equipment:

  • Contractor registration. Southlake requires trade contractors who hold a state license to register with the city, with details on both the company and the license holder.
  • The permit. The city’s 2026 fee schedule lists a residential mechanical permit at $100. It also charges $100 for a first re-inspection and $200 for each one after that, which is one reason to get the installation right the first time.
  • Inspection timing. The city aims to complete inspections on the day they are requested when the request is in by 7 a.m., and moves them to the next business day when it cannot.

Southlake uses the 2021 International Mechanical Code (Ordinance No. 1249) and the 2021 International Residential Code (Ordinance No. 1252), each with local amendments, in effect since May 1, 2022. Through the city’s online system, the permit’s review status, the scheduled inspection date and the results can all be tracked as the job goes. Should the current unit quit while you are planning a replacement, call our 24/7 emergency AC repair line.

An HVAC replacement is also one of the few residential jobs Southlake can inspect from photos instead of a site visit. The contractor or permit holder sends a single PDF with a picture of the house address, and the city’s list asks for each unit, inside and outside, for location and clearances; the nameplate, for breaker sizing; the breakers at the panel or disconnect; the refrigerant lines at the units (Freon lines, in the city’s words); and the electrical connection.

A New System Sized for Your House, Not the Old One

Bigger is not better with air conditioning. An oversized unit cools the air fast, shuts off before it has pulled the humidity out, and cycles on and off all day. An undersized one runs constantly through August and wears out early. So before we recommend anything for a Southlake home, we calculate the load from the square footage, the insulation, the windows and the ductwork.

Then we talk through SEER2. The rating sets how much electricity a new system uses to do the same cooling, and the right level is a balance between what you pay now and what you save over a long Texas cooling season. Where part of the house has never cooled well, such as a room over the garage or an addition, a ductless mini-split or a heat pump can be a better answer than a bigger central unit.

Federal rules set a minimum rating: under 10 CFR 430.32, a split-system air conditioner installed in Texas since January 1, 2023 must reach 14.3 SEER2 below 45,000 Btu per hour of cooling capacity and 13.8 SEER2 at or above it.

Three Southlake Install Problems, and the Fix

Summer humidity that a new system does not fix

If a newly replaced system reaches the thermostat setting but the house still feels damp, the usual suspect is an oversized unit that shuts off before it has run long enough to pull moisture out of the air. Sizing from a load calculation is the fix, and it is why we do one on every Southlake replacement.

Matching the furnace

Seventy-two percent of Southlake homes heat with gas, according to the Census, so a new air conditioner usually has to work with the furnace that moves the air through the house. The load calculation looks at the ductwork, not just the outdoor unit.

Aging original equipment in well-kept houses

A 1997 house is 29 years old this year. If it still has its original system, replacing it on your schedule beats replacing it on the hottest day of August.

Paying for It and Keeping It Running

Ninety-five percent of Southlake homes are owner occupied, and a new system is a long-term part of the house. Flexible financing lets you install now and pay over time, with manufacturer rebates where available. After the install, Gold Star Membership adds priority scheduling, annual tune-ups and safety inspections, and 15 percent off repairs.

Most Southlake replacements touch more than the condenser, and heating, plumbing and electrical work across Southlake comes from the same licensed team. Outside the city, we handle AC installation and replacement the same way, starting with the load calculation. In a house that heats with gas, the new coil and the furnace blower work as one system, which is why gas furnace repair for Southlake homes is part of the same conversation. Where one unit should both heat and cool, we also install heat pumps that replace an AC and furnace pair.

FAQs

Frequently Asked Questions

Yes. HVAC replacements are on Southlake’s list of residential inspections that can be completed from a PDF of photos sent by the contractor or permit holder.

That is the city’s aim. Building Inspections makes every reasonable effort to inspect on the requested day when the request is in by 7:00 a.m. Otherwise it moves automatically to the next business day.

It can, and against buying a separate AC and furnace it is often comparable or cheaper overall. If your gas furnace is in good shape and only cooling needs replacing, a straight AC can be the lower upfront cost. We price both.

Usually, yes. Seventy-two percent of Southlake homes heat with utility gas, and in those homes the furnace blower moves the cooled air, so the load calculation looks at the ductwork and the furnace, not just the outdoor unit.

Only through what the rooms add. The calculation runs on square footage, insulation, windows and ductwork, and a 10-room house, the Southlake median, has a lot of each. Sizing from those numbers keeps a new system from short cycling.
