Electrical Service for Southlake Homes

Gloved electrician testing breakers with probe leads

A Southlake house is often a high-value, well-kept home whose electrical system is being asked to do more than it was built for: a Level 2 charger in the garage, a standby generator for grid outages, maybe solar on the roof. The city runs on the 2023 National Electrical Code and prices generator and solar permits separately. Our licensed electricians check the panel first, handle the permitting and inspection, and give you an upfront price before any work begins. Call us at 817-290-3373 or book online. Outlets, rewiring and lighting are part of our electrical services too.

What Southlake Homes Add to the Panel

According to the Census, the median Southlake home is worth about a million dollars, 95 percent are owner occupied, and the median house dates to 1997. A panel from the 1990s was sized for the house as it was built. Southlake homes mostly heat with gas (72 percent), so the heating load on the panel is smaller than in an electric-heat city, but a charger, a generator connection or a heat pump replacing a gas furnace still adds load that was not in the plan. An electrician visit can turn up a water heater or cooling question, and the same team covers those too.

  • EV chargers. A Level 2 charger needs its own dedicated circuit. We check the panel’s capacity first and quote any upgrade the charger needs. We install plug-in and hardwired Level 2 chargers across the major brands.
  • Panel upgrades. Tripping breakers and no room for new circuits are the usual signs. We check what the panel carries before we recommend a size.
  • Surge protection. Whole-home protection at the panel covers everything downstream of it, including the electronics, smart systems and HVAC controls a storm surge can damage.

Solar in Southlake

Southlake treats a residential solar energy system as its own case. The city’s fee schedule lists a solar permit at $200, and a separate $55 fee for a specific use permit for a residential solar energy system, which runs through the city’s planning process. If you are planning solar, ask about both before you sign a contract, and plan the panel work to go with it.

Standby Generators in Southlake

For many homeowners, a standby generator comes down to medical needs, frequent outages or the memory of the 2021 freeze. A standby unit starts automatically when the power drops and keeps heating, cooling and essentials running until the grid returns. We size it from what you want to keep running, and install the transfer switch and the electrical and gas connections.

A generator that is too small will not carry your essentials, and one that is too big wastes money, so sizing comes first: essentials only, such as the AC, the refrigerator and key circuits, or the whole home. We install to code and service what we install. Southlake’s 2026 fee schedule lists a generator permit at $200, separate from the $100 residential electrical permit.

Panel and Breaker Trouble in Southlake Homes

A charger and a generator in one plan

If you want both, a 1990s panel may not have the room. Planning both loads together means the panel is sized once, for everything it will carry.

Breakers that trip

A breaker that trips on hot afternoons can point to a failing AC or a circuit near its limit. Our electricians work alongside our HVAC team, so the same call can find it.

A panel that will not take one more circuit

Signs a panel is at its limit include breakers that trip when the AC or a large appliance starts, no open spaces for new circuits, and warm breakers or a burning smell at the panel. The last two are safety calls: cut the power if it is safe and call us.

Older panels in the city's oldest houses

Only about one Southlake home in twenty was built before 1980, but homes built or updated from roughly the 1950s to the 1980s may have a Federal Pacific or Zinsco panel, both known for breakers that fail to trip. We inspect the panel and recommend a safe replacement if needed.

Southlake's Electrical Code and Contractors

Southlake adopted the 2023 National Electrical Code by Ordinance 1280 in November 2023, alongside the 2021 International Codes it has used since May 1, 2022. Trade contractors with a current state license must register with the city, with details on both the company and the license holder. Permits and inspections run through the city’s online system, and the city aims to inspect on the day requested when the request is in by 7 a.m. A first re-inspection costs $100 and each one after that $200.

Through the city’s online system, the permit’s review status, the inspection date, the results and any correction notices can all be tracked as the job goes. If a job needs an inspection outside normal business hours, Southlake charges $50 an hour with a two-hour minimum.

For panel upgrades, EV chargers and generators, we handle the permitting and see the job through inspection.

The state got there first. Texas adopted the 2023 National Electrical Code as the minimum standard for electrical work on September 1, 2023, and Southlake’s Ordinance No. 1280 followed on November 7, 2023.

Even Southlake’s photo inspections check the wiring. When an HVAC replacement is inspected from a PDF of photos, the city wants the nameplate for breaker sizing, the breakers at the panel or disconnect, and the electrical connection; an electric water heater’s photos must show its connection and breaker size.

Electrical work in a Southlake house can sit beside other jobs, and HVAC, plumbing and electrical service across Southlake comes from one licensed team. A breaker that trips when the compressor starts is one our Southlake AC repair technicians and our electricians can work on together, and when an electric water heater quits, our Southlake plumbers take the tank while we take the circuit. We also install standby generators with their transfer switch and size Level 2 EV charger installation to what the panel can carry.

FAQs

Frequently Asked Questions

After. Texas made the 2023 National Electrical Code the statewide minimum on September 1, 2023, and Southlake adopted it through Ordinance No. 1280 on November 7, 2023.

It can. Seventy-two percent of Southlake homes heat with gas, so many panels have never carried an electric heating load. A heat pump adds one, and we check the panel’s capacity before we quote the change.

It depends on the load, not the bedrooms, and 39 percent of Southlake homes have five or more. What decides it is what runs at once: the AC, any electric heat, a charger, a pool pump, the kitchen. We check what the panel carries before recommending a size.

Yes. Protection installed at the panel covers everything downstream of it, including the electronics, smart systems and HVAC controls a storm surge can damage.

The cause is either a failing AC capacitor or compressor or a circuit near its limit, and with 106 days a year at 90 degrees or hotter at DFW Airport, a marginal circuit gets tested often. Our electricians and HVAC team work together, so one visit can find which.
