Grapevine Water Heater Replacement, Permitted and to Code

Plumber working on the gas valve of a tank water heater

In Grapevine, a water heater replacement is permitted work, full stop. The city’s building department says it is illegal for anyone, even a homeowner, to replace a water heater without a permit, because a badly installed heater can injure or kill people. Our licensed plumbers repair water heaters, replace tank and tankless units to Grapevine’s code, and give you an upfront price before any work begins. Call us at 817-290-3373 to get the hot water back.

Why Grapevine Treats It as Permitted Work

The city’s building department puts water heaters under the plumbing code, the fuel gas code and state law, and its published answer to whether a replacement needs a permit is a plain yes, for a contractor or an owner. So when a heater fails, the real choice is between a repair and a permitted replacement, never an unpermitted swap. A water heater visit in Grapevine can fold in the rest of the house, since Grapevine HVAC, plumbing & electrical service comes from one team.

The paperwork moves quickly. The building department lists a water heater among the simple trade permits it aims to turn around the same day, though it notes that timing depends on its workload and the job.

What Grapevine's Code Says About a New Water Heater

Grapevine adopted the 2021 plumbing and residential codes with its own amendments, effective January 1, 2024. For a replacement, four of them decide where and how the new heater goes:

  • Not in an unconditioned attic. A water heater may not be installed in an unconditioned attic unless it is listed for installation outdoors.
  • Relief valve discharge. The discharge pipe from the temperature and pressure relief valve must be no smaller than the valve outlet, must discharge full size to an air gap, may not use flexible connectors, and must end in an approved location or outdoors.
  • Closets, bedrooms and bathrooms. A fuel-fired water heater may not go in a room used as a storage closet. A water heater in a bedroom or bathroom must sit in a sealed enclosure behind a solid, weather-stripped, self-closing door, so its combustion air does not come from the living space. A direct-vent heater does not need the enclosure.
  • Registered plumbers only. Only a plumbing contractor registered with Grapevine can pull the permit, and the registration is renewed every year.

Repair First, If the Tank Is Sound

Not every water heater that stops working needs replacing. If the heater is under about 8 to 10 years old and the problem is a thermostat, a heating element or a valve, a repair is usually the smart call. Once a tank passes a decade, or leaks from the body, replacement is the safer choice. Beyond Grapevine, we repair tank and tankless water heaters for homes across Fort Worth.

Signs your water heater needs service:

  • No hot water, or hot water that runs out far too fast
  • Rumbling, popping or banging from the tank
  • Rusty, cloudy or metallic-smelling hot water
  • Water pooling around the base
  • A unit more than 10 years old that has started acting up

Grapevine Problems We Solve, and How

A water heater that fails in a rental

Close to half of Grapevine homes are rented. When the heater in a rental goes, the tenant has no hot water and the owner has a permitted replacement to arrange. We diagnose whether it is a repairable part or a tank that has to be replaced, and give the owner a price to approve before anything is installed.

A new vent on a historic house

A tankless heater can need a new vent through an exterior wall. In Grapevine’s Historic Township District and its local historic districts, exterior changes go through a Certificate of Appropriateness, so check with the city before that kind of job starts.

A leak from the tank

A leak from the tank body usually means replacement and can cause water damage fast. Shut off the water supply to the unit and call us. We offer same-day and 24/7 service for water heater failures.

Tank or Tankless in Grapevine

We install both. A tank costs less upfront and is simple to service, and a tankless water heater saves space and supplies hot water without a tank to empty. If the old tank sits in an unconditioned attic, the new heater either has to be one listed for outdoor installation or has to move, so in Grapevine the choice between tank and tankless can also be a choice about location. A tankless install can also need gas line or electrical upgrades, which we quote before any work.

Two more placement rules catch replacements in Grapevine garages. The city’s inspection procedures require a water heater in a garage, or in a room that opens into one, to sit at least 18 inches above the garage floor whatever its energy source, and they set the relief valve drain line at no less than 3/4 inch, ending at least 6 inches above the finished grade outside.

Scale builds up in both types, so we recommend a flush once a year for a tank and at least once a year for tankless. Gold Star Membership includes that annual maintenance.

Plumbing and Wiring Around the Heater

Water on the floor beside a heater is not always the tank. On Grapevine’s clay, a damp patch can be a supply line under the slab, which our Grapevine plumbers locate before anything is opened. An electric heater needs a circuit sized for it, and an electrician in Grapevine from our team checks it when the new unit draws more than the old one did.

Frequently Asked Questions

Not without a permit. Grapevine’s building department says it is illegal for anyone, including a homeowner, to replace a water heater without one.

At least 18 inches above the garage floor, under the city’s inspection procedures. The rule covers gas and electric heaters alike, and any room that opens into the garage.

At an approved location or outdoors, full size to an air gap, never smaller than the valve outlet and with no flexible connectors. The city’s inspection checklist adds a 3/4 inch minimum and an outdoor end at least 6 inches above grade.

The building department’s goal for simple trade permits, water heaters included, is the same day, though it says the timing depends on its current workload.

Often, but three spots need a second look. An unconditioned attic only takes a heater listed for outdoor installation, a garage heater has to sit at least 18 inches off the floor, and a bedroom or bathroom needs a sealed enclosure unless the heater is direct-vent.
