Heating Repair for Grapevine, TX Homes

Gas furnace installed in a basement utility corner

People in Grapevine search for furnace repair more than 200 times a month, but in most Grapevine homes the “furnace” is electric. According to the Census, 63 percent of Grapevine homes heat with electricity and 35 percent with gas, so a no-heat call here is more likely to be a heat pump or an electric furnace than a gas burner. We work on every type of heating system, offer same-day repair and 24/7 dispatch for no-heat emergencies, and give you a flat price before any work begins. Call us at 817-290-3373 or book online.

Heating Problems We Fix in Grapevine

  • No heat, or a system that will not turn on
  • Weak airflow, or cool air from the vents
  • Short cycling, where the system turns on and off repeatedly
  • Ignitor, flame sensor or pilot problems on gas furnaces
  • Blower motor failures and strange noises
  • Thermostat problems and uneven heating

Our trucks carry common parts, so most heating repairs are done in one visit.

The First Cold Night in Grapevine

A hot, dusty smell in the first minutes of the first cold night is usually dust burning off the heat exchanger and burners after months of sitting, and it fades. A smell that lingers, gets stronger or comes with smoke is a different call. On a heating visit we check the ordinary items that fail after a long idle stretch: the filter, the blower, the ignition, the controls and the safeties. In a heat pump home, the system has not been idle at all, so the first cold night is more often about how well it keeps up. Heating is one of several trades in our Grapevine HVAC, plumbing & electrical service, along with cooling, plumbing and wiring.

The NOAA station at DFW Airport, about 4 miles from the center of Grapevine, fell to 22 degrees or colder on 4 to 10 nights each winter from 2020-21 through 2025-26, and to 2 below zero on February 16, 2021.

Three Kinds of Heat in Grapevine Homes

Heat pumps: A heat pump heats and cools from the same outdoor unit, so the system that ran all summer keeps running through the winter. When one stops heating, the cause can be in the outdoor unit, the indoor unit or the controls, and the diagnosis covers each before we price the repair. No heat on a cold night is a call for our 24/7 emergency furnace repair line.

Electric furnaces: An electric furnace heats with elements rather than a flame, so there is no burner or vent to worry about, but it draws a heavy load from the panel, which our electricians can check if breakers are tripping.

Gas furnaces: For the 35 percent of Grapevine homes on gas, the main heating risk is carbon monoxide from a cracked heat exchanger or bad venting. It cannot be seen or smelled, and we check for it on every heating call.

Split Grapevine households by tenure and the picture changes: 87 percent of Grapevine renter households heat with electricity, while owners lean the other way, 57 percent on gas. A burner and a flue are the norm in owner-occupied homes, electric heat in rentals.

Grapevine's Heating Rules

Grapevine adopted the 2021 residential, mechanical and fuel gas codes with regional amendments, effective January 1, 2024. Several of them bear on heating:

No unvented heaters, anywhere indoors

Grapevine’s fuel gas code strictly prohibits unvented room heaters and any other unvented heating appliance or fireplace installed indoors, regardless of the manufacturer’s listing.

A 22 degree design temperature

Grapevine’s climate table sets the winter design temperature at 22 degrees Fahrenheit, the outdoor temperature a heating system is sized to keep up with.
Heat in a conditioned attic. Where an attic counts as conditioned space, it must have heating able to hold at least 55 degrees Fahrenheit, measured 3 feet above the floor.

Gas piping

Underground gas piping must be buried at least 18 inches, and new piping must pass a pressure test of at least 3 psi before it goes into service, unless the code official allows the lower mercury test.

The test has to hold for at least 15 minutes, and a spring-type gauge does not count as calibrated.

Grapevine Problems We Solve, and How

An unvented heater still in the house. If an older home still has an unvented gas heater or unvented gas logs, Grapevine’s code prohibits installing that type of appliance indoors, so a replacement has to be vented or electric. We can price that option.

A heat pump that has worked two seasons a year for years. A heat pump never gets the winter off. Gold Star Membership includes an annual tune-up and safety inspection, priority scheduling and 15 percent off repairs, so a weak part can be caught before the first cold front.

No heat in a rental. With close to half of Grapevine’s homes rented, a no-heat call may have a tenant waiting on the owner. We schedule around the tenant and give the owner a flat price to approve before work begins.

Gas smell or a carbon monoxide alarm. Leave the house, do not flip switches, and call 911 and your gas utility from outside. Then call us, and we will inspect and repair the system safely.

A furnace up in the attic. Grapevine’s inspection procedures call for a passageway to it no longer than 20 feet, floored at least 24 inches wide, and a level platform at least 30 inches deep in front of the firebox side. If yours is blocked by storage, mention it when you book.

Heating, Cooling and Wiring in One Grapevine Visit

In a heat pump home, the outdoor unit that failed to heat will cool the house next summer, so a winter repair carries into AC repair for Grapevine homes. An electric furnace draws heavily from the panel, and a breaker that will not stay on goes to our licensed Grapevine electricians. The gas line feeding a furnace belongs to our plumbers in Grapevine.

Frequently Asked Questions

Not indoors. Grapevine’s fuel gas code prohibits unvented room heaters and any other unvented heating appliance or fireplace installed indoors, whatever the manufacturer’s listing says.

That is the city’s pattern: the Census counts 87 percent of Grapevine renter households on electric heat and 57 percent of homeowners on gas. We work on both.

Grapevine’s code sets the winter design temperature at 22 degrees. The DFW Airport station, about 4 miles from the city’s center, reached that or colder on 4 to 10 nights a winter over the last six winters, and 2 below zero in February 2021.

Vented logs, yes: if their shutoff valve is inside the firebox, Grapevine requires a second shutoff within 3 feet of it. Unvented logs are prohibited indoors whatever the listing says.

Not for a small part. Grapevine’s building department exempts the replacement of a minor part that does not alter the equipment’s approval or make it unsafe, under both the mechanical and fuel gas codes. Replacing the furnace itself is not on that exempt list.
