Keller, TX HVAC, Plumbing and Electrical Services

Keller is a young city by North Texas standards. More than half of its homes went up between 1990 and 2009, so the air conditioners, furnaces, water heaters and electrical panels in a lot of Keller houses were put in within a few years of each other, and many are reaching the end of their working life around the same time. Our licensed technicians, plumbers and electricians cover all of it from our office in Haltom City, and we give you an upfront price before any work starts. Call us at 817-290-3373 or book online.

Keller Homes by the Decade They Were Built

The Census puts the median Keller home at 1999, and 83 percent of homes are owner occupied. That makes Keller a much younger housing stock than Haltom City, where our office is and where the median home dates to 1978. It also means most of the people who call us here own the house and are deciding whether to keep repairing equipment from the original build or replace it. We will tell you plainly which one makes sense, and why.

Keller is mostly a gas-heat city. According to the Census, 63 percent of Keller homes heat with utility gas and 36 percent with electricity, so the typical house pairs a gas furnace with a central air conditioner. We also serve Grapevine and Mansfield.

When the home was built Share of Keller homes
Before 1980 10 percent
1980s 19 percent
1990s 24 percent
2000s 29 percent

Keller Services

Our Services in Keller

Each of our main services in Keller has its own page, written around Keller’s houses and Keller’s own code.

AC repair

Warm air from the vents, ice on the lines, water by the indoor unit or a system that will not start. Most of these we fix on the first visit. Our AC repair work in Keller deals with what goes wrong with systems from the 1990s and 2000s, and what Keller’s code says about condensate lines. The same licensed team takes on air conditioning repair, replacement and tune-ups in every Keller neighborhood, and clears clogged lines with drain cleaning, hydro jetting and sewer line repair.

AC installation and replacement

When a system is past saving, we size the new one with a load calculation instead of copying the old unit. Each Keller AC installation follows the permit, the licensing Keller checks, and the attic access rules that decide how equipment comes in and out.

Furnace and heating repair

With most Keller homes heating on gas, a furnace call includes a carbon monoxide safety check. Furnace repair in Keller takes in no-heat calls, the design temperature Keller’s code uses, and the gas piping rules. The same crews look after furnaces and heat pumps across the rest of Fort Worth.

Plumbing

Clay soil moves slabs, and the pipes under them take the strain. Our Keller plumbers handle slab leaks, sewer lines and irrigation backflow under Keller’s plumbing amendments. Leak detection and repiping are part of our plumbing services too.

Water heaters

Keller does not allow a tank water heater in the attic. Water heater service in Keller includes repair, replacement, where a replacement tank can go, and when tankless makes sense.

Electrical

Panel upgrades, EV charger circuits, standby generators and surge protection, with the Keller permit handled. Our Keller electricians work to what Keller’s electrical amendments ask for. Outlets, rewiring and lighting fall under our wider electrical services.

Keller Problems We Solve, and How

The ground under the slab moves. The USDA soil survey rates the soils at every point we sampled inside Keller city limits for high shrink-swell, and it rates the Crosstell and Aubrey soils there as very limited for houses built on concrete slabs. Clay like this swells when it is wet and shrinks when it dries, and a slab foundation moves with it. The water lines running under the slab take that strain. When a Keller homeowner calls about a warm spot on the floor, a water bill that jumped for no reason or the sound of running water with every tap closed, we locate the leak electronically first, then recommend the least invasive repair.

Equipment from the same era wearing out together. When a whole subdivision went up in the same few years, its air conditioners and water heaters were installed in the same few years too. Waiting for the first 100 degree week to find out which part is failing is the expensive way to find out. Gold Star Membership includes priority scheduling and an annual tune-up, so a weak part can be found in spring instead.

A panel chosen for a different era. A late-1990s panel was sized for the house as it was built. An EV charger, a generator or a new heat pump adds load it was never planned for, so we check the panel before any of those jobs and quote any upgrade the new load needs.

Working to Keller's Rules

Keller has adopted the 2021 International Residential, Plumbing, Mechanical and Fuel Gas Codes and amends the 2020 National Electrical Code, with its own local changes to each. Before a contractor works in the city, Keller requires them to register, and a mechanical, electrical or plumbing contractor must show a current state license and carry liability insurance or a bond of $300,000 per occurrence. A homeowner working on their own homestead is the exception.

Stand-alone mechanical, plumbing and electrical permits are $100 each in Keller’s fee schedule when no building permit covers the job. Keller only issues permits to registered contractors. For electrical work such as a panel upgrade, an EV charger or a generator, we handle the permitting and inspection so the work is documented properly.

After Hours in Keller

Our office hours are Monday to Friday, 7 am to 6 pm, and Saturday, 8 am to 3 pm. For a true emergency, such as no cooling on a triple-digit day, a burst pipe or a burning smell from a panel, our emergency line answers around the clock. Call us at 817-290-3373 and a real person picks up.

Keller and the Cities Next Door

We run calls into Keller from our office on Colony Court in Haltom City, roughly 11 miles away. Keller ISD serves the city, which grew up along US 377, the old road between Fort Worth and Denton, and Keller Parkway (FM 1709). We also serve the cities around it:

Priority scheduling, annual tune-ups and safety inspections, and 15 percent off repairs. For Keller homes with aging equipment, the yearly tune-up is a chance to catch a weak part before July does.

Keller sits on soils the USDA rates for high shrink-swell, which puts extra stress on slab foundations and the pipes under them. If you notice a warm spot on the floor, an unexplained jump in your water bill or the sound of running water with nothing on, call us for leak detection before you open up any flooring.
