Grapevine, TX AC Repair

Technician in a mask pulling the filter from a wall-mounted AC unit

AC repair is the most searched home service in Grapevine on our list, and the houses explain why. More Grapevine homes were built in the 1980s than in any other decade, and most of them heat with electricity, which in many homes means a heat pump that cools all summer and heats all winter from the same outdoor unit. Our technicians diagnose the real cause, give you a flat price before any work begins, and carry common parts so most repairs are done in one visit. Call us at 817-290-3373 or book online.

Cooling a 1980s or 1990s Grapevine House

The Census counts 29 percent of Grapevine homes from the 1980s and another 21 percent from the 1990s, with the median home built in 1993. By now, a house from that era may have had its air conditioner replaced once or twice. What has not changed is the ductwork, the attic and the electrical service the house was built with, so the diagnosis covers airflow as well as the outdoor unit. If cooling fails after hours, our 24/7 emergency AC repair team takes the call.

The problems our trucks are stocked to fix on the first visit:

  • Warm air from the vents while the outdoor unit runs
  • Rooms that stay warm because the airflow has dropped off
  • Ice on the indoor coil or the refrigerant lines, or a refrigerant leak
  • Water around the indoor unit from a clogged drain line
  • A system that short cycles, makes new noises or will not start
  • A breaker that trips when the compressor kicks on

How a Grapevine AC Repair Is Priced

We start with a full diagnosis to find the cause, not just the symptom, then explain what is wrong in plain language and give you a flat price before any work begins. You approve it or you do not. If a repair is not the smart long-term call on an older system, we tell you so and lay out the options, and we never push a replacement you do not need. For a rental, the price goes to the owner or manager for approval first. When repair stops making sense, we also handle air conditioning replacement and heat pump installation throughout Fort Worth.

When the AC Is Also the Heater

According to the Census, 63 percent of Grapevine homes heat with electricity and only 35 percent with gas. In a home with a heat pump, the outdoor unit that cools the house in August is the same one that heats it in January, so it runs through both seasons instead of resting all winter. A heat pump that stops cooling can also mean a house without heat a few months later, which is one reason not to put off the repair.

We repair heat pumps as well as straight air conditioners and ductless mini-splits. If the diagnosis points to replacement, our heat pump versus AC guide lays out the choice for a North Texas house.

The 63 percent figure hides a split: 87 percent of Grapevine renter households heat with electricity, while 57 percent of homeowners heat with gas. The all-electric house is mostly a rental, and an owner-occupied home more often pairs its air conditioner with a gas furnace.

Grapevine's Rules for the Equipment in Your Attic

Grapevine adopted the 2021 residential and mechanical codes, with regional amendments, effective January 1, 2024. Two of those amendments come up on AC calls in attic installations:

Access

An attic with equipment in it needs an opening at least 20 by 30 inches, large enough to remove the largest appliance, reached by a permanent stair, a pull-down stair rated for at least 300 pounds, or a door from an upper floor.

Conditioned attics

Where an attic is counted as conditioned space, Grapevine’s code requires it to have heating able to hold at least 55 degrees Fahrenheit, measured 3 feet above the floor.

Grapevine’s code also sets who can pull the mechanical permit when a repair turns into a replacement: only a mechanical contractor registered with the city, and registration is renewed every year.

A repair that only swaps a minor part, without altering the equipment’s approval, is exempt from mechanical permits; a full change-out is a simple trade permit the city aims to issue the same day.

Grapevine Problems We Solve, and How

An AC out in a rental. With close to half of Grapevine’s homes rented, an AC call may come with a landlord and a tenant attached. We schedule around the tenant and give the owner a price to approve before work starts.

Water in the attic pan. Grapevine’s inspection procedures call for a second watertight metal pan under an attic cooling coil, or a standing overflow with its own drain, piped to a spot where the discharge can be seen. Water from that pipe means the primary condensate drain is clogged, and we clear it before the pan overflows.

Repairing or replacing a system on its second decade. If the system is under about 10 to 12 years old and the repair is minor, repair usually makes sense. For older units with major or repeated failures, replacement can be the better value, and we price both so you can compare.

A breaker that trips on hot afternoons. It can be a failing capacitor or compressor, or a circuit near its limit. Our electricians work alongside our HVAC team, so if the problem is in the panel, the same visit can find it.

When the heat pump’s winter side is the problem, Grapevine heating repair covers the same outdoor unit from the other season. If the breaker is the real issue, the electricians on our Grapevine team can check the panel. We also handle heating, plumbing and electrical work for homes across Grapevine, along with AC repair across Fort Worth.

FAQs

Frequently Asked Questions

At least 20 by 30 inches and large enough to remove the largest appliance, reached by a permanent stair, a pull-down stair rated for 300 pounds or a door from an upper floor. If a coil or air handler has to come out, that access decides how the job is done.

It swings a lot from year to year. The NOAA station at DFW Airport, about 4 miles from the center of Grapevine, logged 47 such days in 2022, 55 in 2023, 23 in 2024, 7 in 2025 and 52 this year through October 23.

It may be the secondary drain from the overflow pan under an attic coil, which Grapevine has end where you can see it. Water from it warns that the primary condensate line is clogged, so call us before the pan fills.

The Census counts 87 percent of Grapevine renter households on electric heat. Where that is a heat pump, the outdoor unit repaired in summer also heats the house in January. The owner or manager approves the flat price before we start.

Often the ductwork and the electrical service, even where the air conditioner has been replaced. The median owner-occupied Grapevine home dates to 1988, so our diagnosis covers airflow too.
