What We Fix in Southlake, TX Homes, From HVAC to Wiring

Southlake is a city of 1990s houses kept for the long term. Nearly half of its homes were built in that decade, 95 percent are owner occupied, and the median home is worth about a million dollars, according to the Census. A lot of the original equipment in those houses has now reached the age where the question is replacement, not repair, and the right answer depends on the house as it stands today. Our licensed technicians, plumbers and electricians work in Southlake from our office in Haltom City, and you get an upfront price before any work begins. Call us at 817-290-3373 or book online.

Southlake Homes by the Numbers

The median Southlake home dates to 1997, and 72 percent of homes heat with utility gas against 26 percent on electricity, so the typical house pairs a gas furnace with a central air conditioner. The houses are big as well. Census estimates for 2020 to 2024 put the median at 10 rooms, 81 percent of homes have four or more bedrooms, and 94 percent are detached single-family houses. Owners tend to stay: the median owner moved in during 2013, which means that in many homes the furnace, the water heater and the panel came with the house rather than being chosen by the family living there now. Homeowners in North Richland Hills work with us too.

When the home was built Share of Southlake homes
Before 1980 5 percent
1980s 13 percent
1990s 45 percent
2000s 18 percent

Southlake Services

Our Southlake Service Pages

Each service Southlake searches for most has a page written around the city’s houses and its rules:

AC installation

AC installation is the most searched home service in Southlake on our list. A new AC system in Southlake comes down to load calculations, the city’s permit and contractor registration, and when replacement makes sense. Southlake homes get the rest of our work too, from air conditioning repair and replacement to leak detection, repiping and water heater service. When a line backs up, we handle drain cleaning and sewer line repair across the city.

AC repair

Not every call ends in a new system. AC repair in Southlake includes the repairs that buy a 1990s system more time.

Furnace repair

With nearly three quarters of homes on gas heat, a Southlake heating call is usually a gas furnace. Every heating repair we do in the city includes a safety check. We also service heat pumps and electric furnaces for the homes that use them.

Plumbing

Southlake’s ground swings from sand to shrink-swell clay within a few streets, and parts of the city still run on septic. Our plumbing work in Southlake spans leaks, septic to sewer conversions and the city’s annual backflow testing.

Electrical

Southlake adopted the 2023 National Electrical Code and prices generator and solar permits separately. Our Southlake electricians work on panels, EV chargers and backup power. Lighting, outlets and safety inspections are part of our electrical work as well.

Southlake Problems We Solve, and How

A leak you cannot see, on ground that changes block to block. We tested 32 locations inside Southlake against the USDA soil survey on October 24, 2026. The survey rates the soil at 19 of them high shrink-swell for a slab house, at 11 it maps sandy Gasil or Silstid soil without that rating, and 2 fall on frequently flooded creek-bottom ground. Two neighbors a few streets apart can be living on very different dirt. So when a Southlake homeowner sees a water bill jump or hears water running with every tap closed, we find the leak first with electronic and acoustic detection and only then price the repair. Where the leak sits, what the pipe is made of and how it is reached decide what a slab leak repair costs, which is why locating it comes first.

Original equipment in well-kept houses. A 1997 house is 29 years old this year. If it still has its original system, that system is well past the 10 to 15 year range where replacement usually makes sense, and choosing the new one in spring leaves time to compare options before the first heat wave.

Keeping a long-term house running. Gold Star Membership includes annual tune-ups and safety inspections, priority scheduling and 15 percent off repairs.

How Southlake Handles Permits

Southlake uses the 2021 International Codes with local amendments, in effect since May 1, 2022, and the 2023 National Electrical Code. Contractors working in the city must register: general contractors every year with a fee, and trade contractors with a current state license by giving details on both the company and the license holder. Permits, plans and inspection requests all run through the city’s online system, and the city aims to complete an inspection on the day it is requested when the request is in by 7 a.m.

Southlake’s 2026 fee schedule lists residential mechanical, plumbing and electrical permits at $100 each, and charges $100 for a first re-inspection and $200 for each one after that.

When Building Inspections cannot make the requested day, the inspection is rescheduled automatically for the next business day, and the latest results and dates show in the city’s online permitting system. For a short list of residential jobs, HVAC and water heater replacements among them, Southlake can also complete the inspection from a PDF of photos sent by the contractor or permit holder instead of sending an inspector out.
