AC Installation and Replacement in Keller, TX

A new air conditioner is one of the biggest comfort decisions a Keller homeowner makes, and in a city where the median house dates to 1999, a lot of homeowners are making it now. We size the new system with a load calculation for your house, handle Keller’s mechanical permit, install it to the city’s code and give you a written, upfront quote with financing options. Call us at 817-290-3373 for a replacement estimate. We handle AC installation and replacement across Fort Worth too.

When Replacement Makes Sense

If a smart repair will buy you several more good years, we will tell you. Replacement usually makes sense when:

  • The system is roughly 10 to 15 years old
  • Repairs are getting frequent or expensive
  • Energy bills keep climbing despite servicing
  • The system uses the old R-22 refrigerant, or cannot keep up on hot days

In Keller, 53 percent of homes were built between 1990 and 2009, according to the Census. Systems that came with those houses have either been replaced already or are well past the age range above. About one Keller home in five has gone up since 2010, and those systems are only now reaching it. A new system is often the start of a longer list, and Keller HVAC, plumbing & electrical service from one licensed team covers the rest of the house.

Keller houses are also big, with a median of 7.8 rooms by the Census count, which leaves more for a load calculation to get right.

The Keller Permit and Who Can Pull It

Replacing an air conditioner is mechanical work, and Keller’s fee schedule sets a stand-alone mechanical (HVAC) permit at $100 when no building permit covers the job. The permit is also where the city checks the contractor. Keller requires every contractor to register before working in the city, and a mechanical contractor must show a current state air conditioning and refrigeration license and carry liability insurance or a bond of $300,000 per occurrence. A homeowner working on their own homestead is the only exception. If the old system fails before the new one goes in, our 24/7 emergency AC repair line can get the house cool in the meantime.

Keller will not issue a permit for work done by an unregistered contractor, and it can suspend a contractor’s registration for skipping a required permit or the final inspection. If you are collecting quotes, ask each contractor whether the price includes the Keller permit.

Sizing the System for Your House, Not the Old Unit

Bigger is not better. An oversized AC short cycles, wastes energy and leaves the house humid, and an undersized one runs constantly and wears out early. Copying the tonnage of the old unit repeats whatever mistake was made when the house was built, or ignores what has changed since: new windows, added insulation, a finished room over the garage.

We run a load calculation that accounts for your square footage, insulation, windows and ductwork, then recommend the capacity and a SEER2 rating that balances the upfront cost against the savings over a long North Texas cooling season. Most Keller homes heat with gas (63 percent, according to the Census), so a new air conditioner has to work with the furnace that moves the air through the house. That is why the load calculation looks at the ductwork, not just the outdoor unit.

Federal rules narrow the choice too: since January 1, 2025, a new home system may not use a refrigerant with a global warming potential of 700 or more unless all its specified components predate 2025.

Keller Code Details That Shape an Install

Keller adopts the 2021 residential and mechanical codes with its own amendments, and it points to the 2018 International Energy Conservation Code for energy provisions. A few of the amendments show up on almost every replacement:

Condensate

Condensate from every cooling coil must run from the drain pan to a sanitary sewer through a trap, so a new coil gets a proper trapped drain, not just a line to the nearest opening.

Overflow protection

Where a pan overflow could damage the house, a backup is required, and Keller allows the water-level switch options only with the building official’s prior approval.

Attic access

For equipment in the attic, the opening must be at least 20 by 30 inches and large enough to remove the largest appliance, reached by a permanent stair, a pull-down stair rated for 300 pounds or a door from an upper floor.

Framing

Where new piping or ductwork means cutting more than half the width of a top plate in a load-bearing or exterior wall, Keller requires a galvanized steel tie across the opening.

Keller Problems We Solve, and How

A whole street replacing at once. When a subdivision went up in the same few years, its air conditioners reach the end together. That is the time to get a real load calculation rather than the size your neighbor bought, because two houses built the same year can have very different insulation and windows today.

Getting the old unit out of the attic. Keller’s access rule decides how old equipment comes out and new equipment goes in: an opening big enough for the largest appliance and a stair rated for the load. If the existing access falls short, that work belongs in the quote, so ask about it before you compare prices.

Planning ahead instead of replacing in July. If your system is past ten years old, it is worth planning the replacement before it fails on the hottest day. Gold Star Membership keeps a new system tuned every year, with priority scheduling and 15 percent off repairs.

Before and After the New System

When a Keller system still has good years in it, AC repair in Keller is the cheaper first step. In gas-heated homes the furnace blower moves the new system’s air, so a tired blower can call for Keller furnace repair first, and a bigger outdoor unit adds load our Keller electricians can check.

Frequently Asked Questions

The contractor as well as the work. Keller’s fee schedule lists a $100 mechanical permit when no building permit covers the job, and the city only issues permits to registered contractors holding a state air conditioning license and $300,000 in insurance or a bond.

Federal ones. New home systems may not use a refrigerant with a global warming potential of 700 or more unless all specified components predate 2025, and the EPA ended production and import of R-22 in 2020.

No. Square footage is one input, with insulation, windows, ductwork and sun exposure. Four or more bedrooms is the norm here, 59 percent of Keller homes, and two houses with the same footage can need different systems.

At least 14.3 SEER2 below 45,000 Btu per hour and 13.8 SEER2 above that, under the federal standard for Texas split-system air conditioners installed since January 1, 2023.

Plan for it. The Census puts 29 percent of Keller homes in the 2000s, so a system original to one is 17 to 26 years old, past the 10 to 15 years where replacement usually makes sense.
