Plumbing Services in Mansfield, Texas

A newer house can still have an old problem underneath it. Mansfield’s median home dates to 2004, but the USDA soil survey flags high shrink-swell at 15 of the 17 points we sampled inside the city, and the slab and the pipes under it move with that clay. Our licensed plumbers find leaks, repair and repipe lines, and handle the everyday plumbing of a Mansfield house, with a flat price before any work begins. Call us at 817-290-3373, day or night. Our wider plumbing work includes fixtures, water lines and gas leak detection.

Four Clays Under Mansfield

The USDA’s soil data rates the Crosstell, Heiden, Houston Black and Pulexas soils inside Mansfield as very limited for homes built on concrete slabs. Clay like this swells when it is wet and shrinks when it dries, and a slab moves with it. The water lines running under the slab take the strain, and a newer house is not exempt: the ground has been moving under a 2004 slab for 22 years. For heating, cooling or electrical work in the same house, Mansfield HVAC, plumbing & electrical help comes from the same licensed team.

Mansfield’s plumbing amendments deal with that contact directly. Metallic pipe, other than cast iron, ductile iron and galvanized steel, may not sit in direct contact with concrete, masonry or corrosive soil. Where sheathing keeps it apart, the sheathing must be plastic at least 8 mil thick, and where the pipe passes through concrete, it has to be able to move within the sheathing.

The Small Leaks That Add Up

Mansfield’s water utility also lists the everyday leaks worth fixing. A leaky toilet flapper can waste up to 950 gallons a week, and the city’s test is simple: put a drop of food coloring in the tank, and if color shows up in the bowl after 10 minutes, the flapper is leaking. A faucet dripping once a second wastes more than 3,000 gallons a year. If you are on the city’s water, it also offers a leak forgiveness form for bills affected by a leak.

Mansfield meters read in gallons, and the bill is based on the gallons used in each billing period. The meter usually sits near the curb in front of the house, in line with the outdoor faucet, in a box often marked “water”. Comparing a morning and an evening reading shows a day’s use, and the city calls it one of the easiest ways to check for a leak.

Signs of a Hidden Leak

Mansfield’s water utility points out that, according to the EPA, household leaks can waste more than 10,000 gallons a year, and one home in ten has leaks wasting 90 gallons or more a day. Signs the leak is under the floor or in a wall rather than at a fixture:

  • A water bill that jumps with no clear cause
  • A warm or damp spot on the floor
  • Running water sounds with every tap closed
  • A water meter that keeps turning when nothing is on

Electronic and acoustic equipment finds the leak before a floor or wall is opened, and the price follows from what we find: a spot repair, a reroute of that line, or a repipe if the pipe is failing.

Mansfield’s water utility also has a leak detection dog. River was adopted from the city’s animal shelter and trained to smell the gases released when chlorinated water escapes underground. He works only the city’s water mains and does not visit homes, so a leak on your side of the meter is still a job for a plumber. By the city’s figures, a hidden leak of one gallon a minute loses more than 500,000 gallons a year.

Mansfield Problems We Solve, and How

Irrigation and backflow

Mansfield requires every backflow prevention assembly to be tested when it is installed, repaired or relocated, and recommends testing every assembly once a year. Testers register with the city’s online system, Vepo, and file their reports there. The city also bans outdoor watering with an irrigation system from 10 a.m. to 6 p.m. year-round. If a leak or repair is in the irrigation supply line, our licensed plumbers can fix it.

The assembly cannot be buried: Mansfield’s amendment requires backflow preventers to be installed and reached as the manufacturer specifies, and never below ground. An irrigation connection needs a vacuum breaker, a double-check assembly or a reduced pressure assembly, and only the reduced pressure type where chemicals are fed into the system.

Gas lines

We handle gas leak detection and repair. Mansfield requires underground gas piping to be buried at least 18 inches, and flexible stainless steel gas tubing near the roof deck to be sleeved in protective pipe for at least 6 feet into the attic. If you smell gas, leave the house and call 911 and your gas utility from outside first.

A leak in a young house

Newer construction is not immune. If the meter turns with the taps closed, call for leak detection before you open a wall.

Mansfield's Permit Rule for Plumbing

Mansfield requires a permit for the alteration or repair of any building system, and the city names plumbing first on that list. Single-trade plumbing permits are filed online, and a plumbing contractor must hold a state license and register with the city before working there. Mansfield’s blanket building permits still require the individual trade permits, even where there is no further cost.

The city runs on the 2018 International Plumbing and Residential Codes with local amendments, effective August 1, 2019, and is taking public input on moving to the 2024 codes.

A plumbing permit on its own is listed at $75 in the city’s fee schedule, a re-inspection costs $100, and the schedule doubles the fee for work that starts before the permit is issued.

Plumbing here runs into two other jobs we do in the city. Clearing and camera-inspecting the drain and sewer lines is Mansfield drain cleaning, and a tank in the garage or attic brings in the pan, relief valve and access rules that Mansfield water heater service works within. When the meter test points under the floor, slab leak detection and repair finds the spot electronically before anyone breaks concrete.

Mansfield sits on clays the USDA rates for high shrink-swell, and the ground moves under new slabs as well as old ones. Watch for an unexplained jump in the water bill or a warm spot on the floor.

No. River works only on the city’s main water distribution system. A leak on your side of the meter needs a plumber with leak detection equipment, which our plumbers bring.

Probably not. Mansfield’s water utility says its homes likely do not have lead piping, and its 2024 tests found undetectable or very low lead levels, well below the EPA action level of 15 parts per billion. The city points to brass faucets and lead-based solder in household plumbing as the places lead can come from.
